Ready to Sell?

As I’m driving through the neighborhood looking at the homes, yards and the cars in the driveway. I’m thinking about the new home going up in between the existing homes. I thought to myself I wonder if the house next to the new one will look old and dirty or outdated? What will the owner think of the new house that looks intrusive, all that was there before was trees and shrubs. 

Well, I believe it does. That takes me to the person getting ready to sell. The outside appearance is extremely important. When getting ready to sell and move on you do want top dollar, right? Here are a few tips that will catch the eye of the buyers coming up the drive;

  • pressure spray the driveway and sidewalk
  • pressure spray the front of the house
  • paint the outside if possible
  • make sure there is no trash out front
  • plants should be colorful and fresh
  • have the lawn mowed

Crisp, clean, warm and inviting. That’s the image that says come in and buy me.

Time – Money

I’ve heard this before, time is money I’m sure you have to. As we all work hard for our paychecks, we save, make investments, start a 4021K, etc. The sneakiest worst thing is when a person gets scammed out of the cash they have in the bank. I’ve just meat a lady that this happened to her 84-year-old mom. Yes, that’s right as the story goes. 

Mom is home alone and this nice man approaches her and becomes her friend. Not only one time but over several months he conveniences her that they are friends and he’s just a little short. Mom goes alone and says I best tell my daughter. His response, oh we wouldn’t want her to worry, would we.? Of course, the mom who was a registered nurse helping people to many years says oh no, your right. 

The daughter catches wind of the thief and turns him over to the authorities. Guess what, they can’t do anything. You know where this is going. My thoughts are with you, keep a close eye on each other. Don’t let a rotten thief steal from your pocket, your wallet, your home.  Remind your friends, family, and co-workers to be on the lookout for scammers.

Don’t be afraid to turn them in. I personally don’t buy from a telemarketer. I stay with well know web sites and stay with professionals. Especially when the time comes to make a purchase.

Facts about veterans

We love our veterans and I love to help them.

The National Low Income Housing Coalition finds that 2.5 million veterans heading households are at least 55 years of age. Of those 2.5 million veterans, 24 percent have housing cost burdens. Unlike our older civilians, our older veterans are more likely to have a disability — 35 percent versus 28 percent — which may require home modifications, health and other supportive services as they age.

Our female veteran population is in need as well. According to a report by the National Housing Conference, nearly half of our veterans who are single mothers spend more than 30 percent of their income on housing. Our female veterans face significant economic and housing challenges and are particularly vulnerable to housing cost burdens compared with our overall veteran population.

Likewise, our most recent veterans who served following 9/11 have returned to a slow-growing economy and rising housing costs. These economic factors have made the transition from military service to civilian life difficult for many of our veterans.

In addition, nearly 4 million of our veterans pay at least 30 percent of their income toward rent or mortgage, while more than 1.5 million pay at least 50 percent. As you can imagine, using half of your income to pay your rent or mortgage is an enormous strain on any budget.

As I always say just move forward. That’s what I did a few months ago. Changed offices. The change has been good for me. While I do miss the old office and the people the new office is great and I’ve been busy. 

I haven’t had a lot of time for my blog or social media. Sorry, for that I’m to busy making sales. Ahhhhhh! 

My reminder for the New Year is always moving forward. Whether it’s saving money for a down payment or putting your ducks in a row. Have a path when buying or selling a home.

Melt Down

What I call the 2008 melt down is gone! Was your home lost in the market melt down? Or was your home lost in the banking melt down? What ever you would like to call it, that era is over. Hopefully never to return.

Here are some facts that could help the people that would like to buy another home and haven’t due to fear. Fear of thinking they can’t get another loan. Fear that you would need to speak to a person and give them information. Like, I had a foreclosure, a short sale or a bankruptcy.

Oh my, let’s just move it forward. Here’s news for you! You’re most likely to waste your time and money renting. Really? Yes Really. If you have not bought a house yet but are thinking about it the good news is that qualifying for a home has changed. Even if you purchased a home in the past but not within the last 3 years your considered a first time home buyer.  There are all sorts of programs available. Any questions in regards to home buying contact your professional Realtor. 

Did I just hear you say working with a Realtor cost me $$? Actually working with a Realtor can save you precious time and $$. ​Whether you’re a buyer or seller a home purchase or sale is one of the most priceless possessions you will have in your lifetime. Don’t waste any more time, just move forward.

Beach Front Condo!

Seasons have changed, now it’s our turn to enjoy the blue sky, perfect temp and fun of the season. So would you love to live on or close to the beach? Right here on the Treasure Coast, all is possible. 

If you’re not sure how to make that happen, no worries there are all sorts of mortgages available.  Condo’s start in the $300,000’s and go up depending on location, square footage, view, floor, and amenities. 
Different lenders have a variety of programs, many are similar regulations or the same regulation with the bank interpretation. 

Just move forward! First, start with what you know. I know I want to move to Florida’s Treasure Coast. Second, shop for a Realtor. When shopping online there are generally advertisements for homes, condos, and land. Make a call, not all properties are still available. Realtors can use their MLS to verify availability. Third have you spoken to a lender? You will need either Cash or a Pre-Qual letter for the agent to write a contact. 
Keep this process going smoothly by having your thoughts and facts together. 
Your Realtor and Loan Officer can handle the harder details.

Fall and Winter Seasons are upon all of us. Time to hang lights, eat of a lot of goodies and do some shopping. It’s also time that we should all just keep moving forward.
